Thunderbird Square was originally developed in 1974 as a grocery anchored retail center. Del E. Webb Inc. constructed it using the highest quality construction materials. The 55,000 square foot retail center was acquired with over 40% of the building economically or functionally obsolete. A mixed-use redevelopment strategy with medical acting as project anchor emerged as the optimal financial strategy.

Thunderbird Square redevelopment required a strong commitment, shared vision, and collaboration of all major project stake holders.  The intersection at 99th Avenue and Thunderbird Road serves as the “gateway” into historic Sun City.  Stake Holders trusted in the revitalization of the commercial hub and plan to create a mixed-use project anchored by medical and destination-based retail to create a sense of place and relevance. Maricopa County Planning played a key role by deferring the Plan of Development to meet lead Tenant’s expedited occupancy timeline which exceeded the projects commencement financing requirements and solidified the project’s community impact.  Thunderbird Square is an infill redevelopment project with strong demographics, and to Banner Boswell Memorial Hospital aiding the medical tenant’s ability to service the community.  The project was originally constructed utilizing high quality materials and over engineered the utility services. All block construction, steel beam structural system, metal roof deck, and parking consideration over 6 per 1,000 square feet were critical to achieve the Class A project at a fraction of replacement costs.  The project achieved a B-II Occupancy which reduced the lead Tenant’s TI costs for the Endoscopy Center’s ASC (Three Class C Operating Rooms) requirements.
