In 1971 Del Webb constructed La Ronde Center; a forward-Looking Lifestyle Center, with the highest quality materials (concrete, steel, and masonry structure with an architectural fiberglass elements). It was developed as the “Epicenter” of Sun City requiring two parcels and two semi-circle buildings. For several decades, the Large Building (85,000 RSF) include the Sun City Movie Theater, Luxury Goods/Services, and Grocery with the Ancillary Building (26,000 RSF) to include Pharmacy, Salons, and a 10,000 Square Foot Restaurant/Night Club. The project declined over the past decade due to the market downturn, tenant mix, and neglect. The project was acquired with 50% occupancy at below replacement cost pricing created an opportunity to enhance and modernize the original semi-circle design which foster interaction, connectivity, and community building. The semi-circle design and 85,000 Square Feet of Space under a single roof was paramount to cultivate the development vision creating a regional medical mall concept, and a dynamic retail center with destinational retailers. The development vision was actualized to re-establish La Ronde Center as the “Epicenter” of Sun City by achieve a significant increase in retail sales as well as immediate increased patient volume for the existing medical tenants.
