San Tan Medical required a strong commitment, shared vision, and collaboration of all major project stake-holders. The project benefited from a willingness to acquire a site constrained by its front foot width of only 166 feet. It required an integrated design team to include Andy Baron; ABLA, Doug Pahls; DLR Group, directed by Whiteboard to identify a single site plan option that would exceed the required financial breakpoint of over 20,000 rsf while achieving the Town of Gilbert’s 6.67 per 1,000 rsf parking ratio. The Town of Gilbert Planning and Development staff was committed to aid the planning process calling out a Land-Use overlay that allowed for reduced setbacks. Without a strong relationship and proven execution at District Lofts (AMA 2018 Multifamily Project of Year) the reduced setbacks may not have been approved at the Staff level. The site was located in a Town of Gilbert Improvement District, but the Map of Dedication failed to extend the electric easement to grant access to the San Tan Medical site. SRP required our team to negotiate an access agreement and easement from the adjacent parcel owner; Copper Springs Behavioral Health Hospital. Jokake’s past working relationship with Copper Springs aided the negotiations and plan to eliminate.
